EICRs in Derby, without the chase

An Electrical Installation Condition Report is not a formality. It is the document that says whether the wiring in a property is safe, and if you let that property, it is the document a council can ask you for.

What an EICR actually checks

An EICR is a physical inspection plus a set of electrical tests. Over the course of the visit we check:

  • The consumer unit, its protective devices and whether they are still appropriate for the installation
  • Earthing and bonding, checked and tested, not assumed
  • The condition of the wiring itself, including anything degraded, overloaded or altered without certification
  • Sockets, switches and accessories for damage, overheating or poor connections
  • Circuits, tested for insulation resistance, continuity and correct operation of RCDs

Findings are coded. C1 means danger is present. C2 means potentially dangerous. C3 means improvement recommended, and does not fail the report. FI means further investigation is required. A report comes back unsatisfactory if it contains any C1, C2 or FI.

What it costs and how long it takes

Every EICR is a fixed price, agreed when you book, banded by the size of the property and the number of consumer units, and quoted at the same rates as Nottingham. You get the figure before anything is booked, not after.

Most two and three bedroom properties take two to three hours. Larger properties and those with multiple consumer units take longer. We book in around tenants rather than expecting them to work around us.

Derby housing, and what we tend to find

Derby's rental stock splits differently from Nottingham's. There is a large body of interwar and postwar semi-detached housing across Allestree, Chaddesden, Littleover and Mickleover, and a smaller concentration of Victorian terraces closer to the centre.

In the interwar and postwar semis the recurring finding is a consumer unit that was replaced once, in the 1990s, and has not been looked at since: a rewireable or early MCB board with no RCD protection on circuits that now need it. That is a straightforward and predictable job, and worth knowing about before you buy.

In the older terraces around the city centre the issues match Nottingham's: bonding, and uncertified alterations.

Landlords and letting agents

If you let property in England, the electrical installation must be inspected and tested at least every five years, you must give the tenant a copy of the report, and remedial work must be completed within 28 days of the report, or sooner if it says so.

From 2026 the same requirements extend to the social rented sector, with the main duties taking effect on 1 May 2026 and a transitional period running to 1 November 2026 for tenancies that began before 1 December 2025. The 2026 rules also add a duty covering electrical equipment the landlord supplies, not just the fixed wiring.

How often does a rented property in Derby need an EICR?

At least every five years, and at the start of a new tenancy if the existing report is older than five years. You must give the tenant a copy within 28 days of the inspection, and a new tenant a copy before they move in.

What happens if the report is unsatisfactory?

The report will list what needs attention and why. We explain it in plain English, give you a fixed written quote for the remedial work, and complete it within the 28 day window. You then get written confirmation that the work is done, which is what a council will ask for.

Do I need an EICR to sell my house?

No, it is not a legal requirement for a sale. Buyers and their surveyors do ask about the age and condition of the wiring, though, and a satisfactory EICR answers that question before it becomes a negotiating point.
